1. The service

IoVendoCasa.it is a platform operated by Omegamaria LLC that lets private individuals publish free real estate listings to sell their own home, without agency intermediation. Some additional features are available for a fee, as described in section 3.

2. Your account

  • You must be at least 18 years old and provide true, accurate and up-to-date information when registering.
  • You are responsible for keeping your password confidential and for all activity carried out through your account.
  • Every listing you publish must relate to a property you have the right to sell or are authorized to advertise.
  • You may not publish false, duplicate, fraudulent listings or listings for properties that do not exist.

3. Free and paid features

Basic listing publication is always free. The following optional paid features are available, at the prices shown at the time of purchase:

  • Unlocking the seller's contact details for an interested user: €1.50
  • Unlocking a document attached to a listing: €2.00 per document
  • Featuring a listing for 30 days: €9.00

Prices may change in the future; the price applied is always the one shown at the time you confirm the purchase. Payments are processed through third-party providers (Stripe and/or PayPal) under their respective terms of service.

4. No guarantee of sale

IoVendoCasa.it is a listing publication tool, not a real estate agency: we do not guarantee the sale of any property, the accuracy of information provided by other users, nor do we take part in negotiations between seller and prospective buyer.

5. User content

You retain ownership of the content (text, photos, documents) you publish. By publishing it on IoVendoCasa.it you grant us a non-exclusive license to display it on the site in order to provide the service. You are solely responsible for the legality and accuracy of the content you publish.

6. Suspension and termination

We reserve the right to suspend or remove listings or accounts that violate these terms, without prior notice, in particular in cases of false, fraudulent or illegal content.

7. Limitation of liability

To the extent permitted by applicable law, IoVendoCasa.it and Omegamaria LLC are not liable for direct or indirect damages arising from use of the service, including negotiations or transactions concluded between users outside the platform.

8. Changes to these terms

These terms may be updated from time to time. Continued use of the service after a change constitutes acceptance of the new terms.
